Well.... just to add to the confusion, you could do the right thing and go bioactive. No worries about an undertank heater. Just a heat lamp, like the sun in the wild.

I second that, they're also very easy to care for and if you wish you can later upgrade them to a naturalisric enclosure for a more natural range of behaviour

True, but humidity at 70-80% throughout the house would be a bit miserable in my opinion, coupled with an air temp of 70-90 f throughout the house lol

Have you checked out savannahmonitor.net? I have not personally owned one but I do own a peacock monitor. @cricket1234 in the last year I think savannah monitors were only bred two or three times...
